You don't want to be under the gun of the time frames in the 1031 without a deal.I'd start with finding deals.

In those cases, the main criteria we add to our lease is that everyone that comes to stay there must be subject to a background check paid by the company.

You have no idea if they are following the law, AirBnB rules, paying taxes, etc.

I am currently managing the duplex myself but think will need a 3rd party managed for the the 7 units.

WE have done quite a few of those over the years with some pretty spectacular returns..

If you're investing in real estate out of your home state don't you have, at minimum, a Realtor, Contractor, Property Manager, Lawyer, etc. in the state where you're looking to create a local presence?

@Puneet MahiIf you are going for the visa, I believe you have to go the franchise route.

Personally, I've been in the mobile home investing niche since 2007.

They will likely have interest when you want to transfer ownership of the property to the new LLC.
