Attempting to increase my network each time around until I find something. 

Its it too high of a goal for me to attempt to purchase homes at 50%ARV with hard money....I'm anticipating to renovate and get the appraisal up so that way i can refi to conventional financing to pay off money for repairs and hard money.

My  best attempt at comps makes me think a bank will appraise for about $110k max- In the historic district but also a flood zone. 

The spread all their garbage across the lot and built fences out of pallets to attempt to keep all these animals in. 

I will be living here and attempting to do some/most of the renovations myself.

By the time you attempt to research, the property is gone. 

No matter what way I attempt to contact them they do not respond at all.

We are in the Atlanta GA area and selling a 14-year old rental property, attempting to roll those proceeds into a tax deferred opportunity, but have a foreclosure ourselves from 3.5 years ago so our ability to secure a conventional loan on an investment property may not be available to us in this timeframe.
