HOA doesn't allow short term rentals so I've been sticking with mid terms on furnished finder.

In my contract i gave 45 days closing time ( 2 days ago ) , so I dont have too much time also.am I allow to do listing on MLS in Florida ?? 

I definitely would not allow him on the lease, even if they request it. 

In my area they will send a letter with the maximum amount they will allow the tenant to spend in rent.

Keep in mind Steve on a straight sub to .. title has transferred there is no security instrument in favor of the original seller that allows them to foreclose.. there can be an agreement to deed it back etc.. but Bent individuals dont also do what they agree to do.

I find it hard to believe a parcel has in-place zoning that would allow for an Airbnb use, RV park and a wedding venue.

How would we go about describing this and how can we teach and help other investors know their “purchasing ability”(If possible) and be able to “stretch” it as much as possible to “expand their ability to buy” as much property as their “buying artillery” allows them too?

We allowed the estate to back out with no penalty.

Technically neither do you since you aren't legally allowed to enter the property until you are given a deed.
