@Tom OduorI don't see anything out of the normal, you might want to account for higher future expenses if the HOA is historically raising fees and I would put vacancy at 8% usually but seems ok if you are happy with that return on your capital.

To do so, more than likely (Again, assuming the sale is not invalidated), the HOA will file a motion for relief to get the property pulled out of the BK.
