multifamily with onsite management, maintenance and HOA

I came across a 4-unit property for sale that is within a larger community. I don't recall the exact number, but let's say there are 75 4-unit building making up one HOA. Each 4-unit is owned by an investor. In addition to the HOA for the community as a whole, there is an onsite management company with a leasing office and staff onsite. They also have maintenance people and grounds keepers.

Has anyone ever owned something like this? Would like your feedback.
