Your experience Scott was one that showed it can be done, which is a great inspiration, but a person should not be discouraged if they cannot brave the wild like Scott did and they should not be told they are not doing something right if it does not happen for them like that.

Take a wild guess as to who wins the majority of the time.   

If you are willing to do what most of your competition isn't, you will be wildly successful. 

Perhaps offer an incentive to him/her to make it worth wild for all parties.

If they were to sue you down the line, sick old lady vs real estate investor probably wouldn't go in your favor in court.That said, if you did want to pursue this, maybe you could pay her an option fee.

I'm not a wholesaler or a flipper but I would ask the lady what their plan for the property is first.
