to the SMLLC away from me personally.Step 2: Conduct a 1031 exchange on the property and purchase multiple rental properties (in the 60-90k range)Step 3: In order to replace the value of my debt, enlist a service like Fund & Grow to get a loan that is 0% for 2 years.Step 4: Contribute all net proceeds from the rents, plus wedding gift money (assumed to be $50-100k) towards paying off the loan during the first 2 years.Step 5: Before the 2 years is up (and the 9-18% interest kicks in), take the remaining debt amount out from my 401k to stabilize my debt interest rate to ~6.75%Step 6: Pay off all debts over years 3-5.My concerns are;1) How hard will it be to find multiple properties in the allotted time frame of a 1031X using these services?

Landlords out there probably don't realize that this is not acceptable as the photographer probably retained ownership of the images while licensing them to the agent who sold the place to you.

If it's only 70,000 you would have to sell a ton of houses to make anything each year.Example 3 houses a month closing at 70k ( rock star for a new agent ) is 210,000 gross sales a month X 12 =  2,520,0002,520,000 X .03 commission = 75,600 gross income - 30% broker cut (22,680) = 52,920 gross to agent.You then need to take out cost of meals, training, MLS dues, supra key, gas driving around to show properties, image expenses upkeep,office supplies,etc.

I just bought a single family home and am living it it with my family, however since finding bigger pockets I can not get the image of converting this 3 bed two full bath into a duplex of sorts.First step is go to the county and see how much it would be to get it rezoned to a multi family home.
