A little about me – I’m married with a bunch of kids and live in Missouri.I’ve worked my day job for that last near 20 years, with a few side hustles and saved every year.Last year I pulled a chunk of my savings, 250k+, from the stock market and started investing in real estate – private lending, crowd lending, and crowd equity stuff.My wife has been a lurker on BP for some time and from that excellent information we found good opportunities.I also tried dabbling in the residential market too and I think I may have gotten myself into a bind.I partnered with a real estate agent / contractor in San Antonio Texas that buys, rehabs, and then owner finances homes in the low end market.I did a trial deal on a small home for 70k.The rehab came in higher than planned and took longer.Then the house didn’t sell for a while.Meanwhile my agent/contractor rarely communicated with me, not returning emails, calls or texts.

In Nashville, where my other properties are located the typical management fee is as mentioned 8-10% of gross rents, however, what I do see a lot of variation in is the "lease fee" the percent of the first months rent to procure the tenant.
