Selling, buying, representing, appraising, negotiating are there, but not teaching how. 

It goes against the grain of popular real estate teachings.

The choice may just be a matter of personal style.

Most of the books that will teach you how to do this are free online (b-ok.org, openlibrary.org and others).

Ask them to describe their program, what's different from the rest, specific examples of what they teach, specific examples of what they do (if they don't do what they teach, they aren't going to help you).Find out the timelines to their program.

I've only on my first flip but I have been selling cars for 30 years and for me I always seem to get reinvigorated when I spend time with new salespeople trying to help them, teach them. 

Good luck with everything - Life style is important but commitment to your goals will bring you the most satisfaction.I see a simple solution, I'd go after the smaller property with in-law suite - build some equity & continue to build a stable portfolio.

He is teaching your tenants one of the worst possible lessons.

I thought I'd teach him a bit and then we'd have two rollers knocking the house out quick.
