Hi, I'm taking the plunge in wholesaling, and just need a little help in the overall process when I actually get leads.

My mentor / business partner who is showing me the ropes in RE is starting his own property management business after being in the real estate game for 13 years.He is offering me a job in said property management business as an on-call maintenance person, and also said he can pay me to do yellow letters for him (I currently send out a lot of them for my own investing purposes).He said he can either pay me for each letter, or a 10-15% commission on income from any leads I generate (so if I land him a property that he makes $150/mo on, I would make $15-$22.50/mo on each property. 20 properties = $300-$450 / mo total).Either way, he will pay for all the material and postage- so I'll just be taking care of the rest (printing, packing, sending).

In the process of becoming an agent and started my campaign to funnel in leads.

I've read in places and heard in podcasts wholesalers paying $500 for leads that turn into sales.

...hello folks, anyone near the following areas that does BPOs or can lead me to reliable source?

Meaning don't bug investors with leads that are on the MLS.

Update 2, 1.24.14Hey everyone, so I started my 2nd attempt at yellow letters but this time, my method is different from my 1st campaign, mainly in my lead quality and mailing method.First, my list source is different.

I think leading by example is the way.

What about trim , wrapping the windows , caulk , any rotten wood , disposing of the old windows , thats an old house , there are probably lead paint issues ( need someone certified) Look at the whole picture , penny wise and dollar foolish is a common mistake .

This is majorly problematic and leads me to think this is a cloud of smoke and they have no idea what they are talking about.
