In Texas, you must be licensed to a property manager, which in turn requires you to be sponsored by a broker.  

There are no officially sponsored BP groups, since they don't do that, but there are meetings of investors all over the place. 

Prior to that there is a lot of due diligence you must do on the sponsor, asset class, market and many other areas.If you have some capital already, you could try any of these three "passive" strategies. 

The number one reason not to invest in apartment syndication is the sponsor(s) of the said syndication.

I feel like loan sponsors would only work with big time players.

Thought it might be interesting to share war stories, from whatever perspective anyone happens to have (i.e. lender/sponsor/attorney/vendor etc).In terms of actual  market impact, here's what I've seen:- New debt service reserve requirements at closing (killer for a lot of acquisitions that need max leverage)- Apprehensive lenders, due to loss sharing and/or buyback requirements.

Everyone  has a different flavor of real estate they enjoy.Property management is a volume business.I would rather syndicate and be a managing sponsor for my time than watch over a bunch of properties for PM work.If anyone calls me for PM work for commercial my answer is NO.I buy stuff myself, syndicate, and then work with clients directly for commercial.
