Though  if someone comes back to me weeks/months later wanting to sell I have lowered my offer. 

I will be back in Atlanta next week, it will be nice to meet and discuss a few renovation projects.

Hey all,I want to share with you a problem I encountered and a solution I came up with.I am using the MLS as one of the sources of my deals searching.While the MLS is great, it doesn't offer me as an investor any filtering options, or actually any other 'advanced' option rather than viewing the listings.So, in the past few weeks I've been working hard on a solution for my problem and I am happy to share that I have a first working test version! 

The seller wants to close fast, within two weeks, but would like 30 days after closing to move everything out.So we would close at the end of October, but full possession would be given, say, December 1st.Can I simply rewrite the Possession clause in my Purchase Agreement to say "Possession of the property and occupancy (tenants excepted), with all keys and garage door openers, will be delivered to the Buyer 30 days after title transfers. 

@Kevin Polite Thank you Kevin, I needed that :-)     ( I'm going to list 2 houses in 30032 in the next 2 weeks... ) Yes, I'm seeing a lot of price drops in 30032 but honestly I think some investors went overboard with the base price they paid for their homes and the amounts they are asking for the rehabbed houses.

This may be the wrong play but it’s what has caused a serious mental battle going on in my head.By way of situation, I’m 27, have $225k in liquid cash, and make $300k cash comp per year in a high finance role (~75 hours per week, so very little free time).

I think the more accurate answer to that question will depend on what happens on Prop 10 in a few weeks.

This job can be started next week and completed within 8 to 12 weeks.

I would dream of the day I would give my boss the 2 week notice and my cashflow was double my W-2 pay or I had a net worth close to 1 million USD.
