Hire them hourly and put them under your wing... this is basically like the interview process... you groom the individual slowly giving them more and more responsibility over the next 2-5 years until they can run the job site on their own with minimal input from  you and can clearly communicate any issues that may arise.

I am afraid that I will buy it and stay vacant because is so big (It will rent at about $30,000 per year and renter is responsible of NNN,or at least is what the realtor estimated).

To answer your question (and this is my take on it):  Considering you just started your Real Estate Investment firm, you may want to start small and work your way up unless you feel you can handle the greater responsibility of managing a four plex vs a single family residence.
