@Ben Leybovich funny Ben ... but look at the direct marketing piece's that go out those are dumbed down and made to look like some joe blow sent them..So punctuation and grammar may be important in some business environments.. buying real estate especially new folks trying to wholesale or buy some buy and holds it certainly is not..if it was not for spell check you would be ringing me up as a poor business man with no hope in the industry !!

In this discussion, I am NOT discussing the income and expenses for the properties (whether it's a good idea to keep them or how I ran the numbers), but only the taxes.Do accountants regularly cover more than their own state's laws and regulations?

DBPR licenses and regulates construction trades which impact the structure of a building and affect public safety, including roofing, HVAC, electrical and plumbing work.During this fiscal year, which began July 1, 2014, DBPR has received 462 complaints against unlicensed real estate professionals and appraisers, resulting in 132 investigations and 35 Notices to Cease and Desist against unlicensed individuals in the real estate industry.DBPR also has a coordinated media campaign with proactive public relations efforts including press releases, news coverage, social media and organization with industry associations to combat unlicensed activity statewide.Per Florida Statute, DBPR collects $5 from licensees during the initial licensure and renewal periods to aid in the combat of unlicensed activity.Floridians are asked to report any suspected unlicensed activity by email to [email protected] or by calling the Unlicensed Activity Hotline at 1 (866) 532-1440.

We do both-Property manager in a lower income area where city has many regulations & is very quick to fine for anything they can...it's nice to have someone w/those relationships at city hall...

In Florida if you get caught doing one lease option assignment deal and you're not licensed, the Florida real estate Comission will come down on you like a ton of bricks, so ...set up a company LLC with a licensed real estate agent or broker and have those sellers enter into a letter of intent to lease and option that property and Then send the sellers to a title company to enter into a lease and option with your particular LLC, and the member signing the lease and the option is a licensed agent or broker in FLthen then assign the deal for a fee and you should be fineI don't know if you know this but Ron LeGrand the godfather of real estate investing in the 70s says that you should be licensed in Florida if you going to do is optional assignment due to the regulations in Florida
