My team picks up wholesale deals in both King (including Eastside & South King) and Snohomish County and we recently started marketing in Pierce County as well.  

@Kevin Fox Not trying to be argumentative but this is what it looks like on Zillow Foreclosure data which is where I picked up the 5 I'm considering now; two of which I've already put offers in on and one which is a pocket listing that another agent is actually renting.I know what the stats say and have no reason to doubt them.

You have picked Cleveland as the victim city in your response, Cleveland is a strong RE Investment space, it all boils down to the same logic as anything else, no matter where you are in the country, you need to  have a good plan, team, asset in place for your out of state investment to be a success.

Most people believe Calgary is now entering a buyers market so you may be able to pick something up at a discount when your ready.Others often suggest getting others peoples money and using it to invest.
