No long term contracts in case previous owner redeems, you need to be able to cancel those leases.My thought is normally with Texas tax sales you need to plan to hold the property for two years before reselling.

That's why investing 5% in an owner-occupied home is such an awesome deal (even with slightly higher interest, PMI).As you amortize this debt over time, this seriously hurts your return compared to a normal investment in the stock market, because your equity % is going higher and higher.

Most brokerages allow a certain number of personal transactions a year without paying the brokerage their normal split, but I’m fairly certain that all of them require agents to conduct all real estate related business whether personal or otherwise through the company for liability purposes.

I'm not looking for luxury and opulence (though of course, that would be nice), but 1) to be able to travel (better once we establish a new normal with covid), 2) quit my 9-5 job to be able to work on passion projects/non-profit work 3) feel comfortable having children in the future and not worrying about that financial burden and 4) establishing generational wealth.I live in Denver, which feels like a HCoL ara, especially compared to my hometown in Georgia.

I think it's fairly priced ($2,900/mo), is in East Nashville, 3 bed, 2.5 bath, is 1,900 sq ft, and was built just a few years ago so it's in great shape.I'm trying to figure out if this is a normal timeframe (especially considering we just went through the holidays) or if there's a chance my property management company isn't doing a great job.Please let me know your thoughts!

Just be real, take good care of your property, let the people know who you are and you live next door before they sign a lease, and do your full screening as you normally would.
