We do what folks mentioned above with social media, Zillow, local MLS (syndicates out to Apartments.com, Hotpads.com, and other online real estate websites), Craigslist, professional signage, flyer box on the sign, YouTube video, and blog post - to name a few.

I can read books and listen to podcasts all day, however unless I'm doing/taking action I won't learn a thing.I'll also be starting a monthly meetup at a local bar there to socialize with like minded individuals, to discuss REI, learn, eventually bring in active professionals in the area for presentations, discussions, and QA.Any and all advice would be appreciated if you know someone looking for some help managing their rehab, I'd love to reach out.

@Tony Castronovo my recommendation is that if you have a few minutes go ahead and write an honest factual review of the PM company and copy and paste it in several areas like social media, yelp, etc. so that it can (1) help future investors avoid a bad PM, and (2) might make you feel a little better about the situation.

One more reason to do a 1031 exchange.As far as other tax benefits, don't over look QBI and the fact that rental income isn't subject to social security or medicare taxes.

@John Oshea1) I would not post how much money I have to invest on social media (including BP), even if it were hypothetical.2) There're plenty of questions like this one here on BP answered in the past.3) I'd only invest using the strategy I'm intimately familiar with.

I use "been verified" it's pretty good it give you the basic information of the owner contact, resident history, and relatives, associates, and social media.

They requested i send an application form, tax return, income statement, social security number, ect. they did a credit check on me and then said i was not able to get the loan because i live so far away...I told them from the beginning in lived in Japan and the lender still went ahead and did a credit check on me.after many attempts, I finally found a good lender.
