Introduction and question

Hello all

First post here...

A little background. I have four properties purchased between 2010-2012. I prefer to be debt free so all deals done cash. Love these properties as I bought them well...

I’m in the camp of waiting for prices to come down a bit before buying any more properties.

In the meantime I've been making improvements to the properties I own to enhance the rent. This has been working well with 20-24% ROI from increased rent. Have been adding bathrooms, new floors, etc...Seems like a much better way to get returns than buying property with CoC returns in the single digits.

Anyone else doing this with good results?

Also wanted some feedback on the following question:

If you had a million dollars in cash to invest right now.....what would you spend it on?
