@Ryan Kelly I would open a roadside stand selling impossible burgers and rake it in!

I've found the HOA fees to be just insane [$700 low end up to $1500+ for a 2br] and for that reason it is hard to make many of these inflated sell prices pencil out to a profitable STR unless you really have prime location + pimped out interior + 90th+ percentile ADR pricing and self manage [impossible to profit with 20-30% PM fees].

Our local wind farm only sells 40% of production because it’s impossible to forecast.

We are far less exposed as a result, a stroke of luck as evictions are next to impossible to perform. 

Especially in this market, wehere it is almost impossible to NOT sell.

that's a huge undertaking (not saying impossible) for your first deal. most people end up being on the low side of things. like everyone else had said, your operating expenses are really low as well. 

I will say she does have a point though that as soon as she leaves it will be next to impossible to find a place to live as she won’t pass screening.  

For instance in my market with student housing, it is impossible to find anyone who can actually pay the entire rent.

It's not impossible to use OPM for REI but it's way harder as a new investor.
