Hi Michael,I have a small very list compiled from networking and from word of mouth and it has been effective. 

I think if I hadn't been named in a bankruptcy, I'd keep my mouth shut and my fingers crossed that the buyer forgot about naming me.If you aren't named, and the bankruptcy is finsihed, you still have your mortgage against the property.

Without trying to put words in his mouth, I believe he was just demonstrating for you that if a deal is good, it doesn't matter how much you put as a down payment; and conversely, if a deal is bad, putting more a down payment isn't going to suddenly make it a good deal.The key is that there are multiple different metrics that you should be looking at to determine if a particular deal is a good one.

I think it's safe to assume he didn't want you to know he owned bld. next door bc associating the same owner to the building he is tryig to sell you with the crapy building next door will leave a bad taste in your mouth.

I’ve been in the biz for 20+ years, with out generating any type of advertising, for I have always had used word of mouth from others, to stay busy.

YUP  pro membership and networking are second to none ... especially if your a big mouth like me.

Word of mouth, bandit signs, a small ad in the newspaper (old folks who want to downsize or get out of the rental the've had for 30 years STILL READ THOSE.

You never know who you can get referred to you via the power of word of mouth.

i found that when I stopped worrying about others and concentrated on myself I became much happier and successful.
