Yea I mean obviously I would sacrifice higher "paper" return for actual return and less headache, but I'm just starting out in this world of RE and I don't have a large capital base to be able to buy a bunch of nice properties.

Is that really something youI have bought several deals on seller finance, and usually the sellers are folks looking to exit RE investing, and who don't need the proceeds for anything, and so want to replicate the rental payments they're accustomed to.  

By replacing these items now, you can potentially avoid future maintenance issues and tenant complaints, leading to smoother operations and increased tenant satisfaction.

I think FB can be market specific and positing in RE focused groups in your area tends to be the most successful way

In the future, I think both the large house and the ADU have great potential for AirBNB or Medium Term strategies.

If you don't and the Grantor later sues to set the deed aside, it's possible the underwriter might deny liability as a matter known to the insured and not disclosed to the Company in writing prior to taking title.

With the power of assuming a loan, we have a tremendously better chance to cover this payment in the future, and maybe even take home some actual cashflow!

In the future, conduct more thorough screening and educate your tenants on proper communication practices.
