I have found that rates are pretty close from what I have found although it is tougher to find units for rent in a tri-plex to compare.

no, you aren't doing anything wrong. i can't imagine getting 40 leads per hour. not possible. one of the best ways i have found to do the driving for dollars is go to hud.gov, select several houses on there, even if you are not really interested in those particular houses, and go look at them. trust me, where there is one vacant house, there is another one close by

If you could pay more than $61k and found out it sold for something you'd have been willing to pay, you'd be pissed.RE: escalation clauses, very few banks will accept escalation clauses in offers thought it's always free to ask the listing agent if they'll take one.

I send thousands of letters each month, and the source I use for data is a division of first American Title called Core Logic (or RealQuest).There are obviously many ways to get data, but in my years in this business I have found that Core Logic really is the industry standard for real estate mailer data for all types of real estate.The first thing I like about Core Logic is that the data is usually amazingly fresh, and they even tell you how old it is before pulling it.
