I don't want to do the leg-work flipping houses any longer, but I enjoy being in the game.I would like to setup a system where I would Joint Venture with an active flipper for a few projects each year.

I see this was your first post, I know being active on this website is another great way to network.

Then I thought : "I don't have full control of the process here [can't force people to respond to me, I do have some time constraints, etc] but there is one thing I can control: staying active on BP!"

Although I live in IL, I will not actively look for properties to buy here for the above reasons.

Now I do both more passive (syndications) and more active investments with large rehabs - flips and BRRRRs. 

If the work is done as a deleading activity and not as regular renovation, an inspector is required to call this out on their report which can be flagged as "unauthorized deleading."
