If MSFT is up 22% in 3 months and I have a limit sell order in place that executes when MSFT hits 25%, I'm more willing to lock in my return on MSFT while letting my T ride longer even if T happens to be down a couple % over 3 months because I know that T trades within a certain range, and I don't mind waiting a little longer while I collect T's higher dividend. 

However - I have 2 condo units in a building which I discovered while riding my bicycle around with the dog.  

Some kids learned to drive by watching their friends, other adults, watching Dad fix the car on the weekends, took the drivers' ed course in high school and then got the guts to sneak the keys one night and take a joy ride for that first drive and brought the car back in pristine order.  

I too am amazed as how poorly the stock market has performed the past 5+ years and why so many ride this along with stagnant returns. 

In securities they refer to this as the 'prudent investor' rule.Keep an open dialogue and communicate with your 'lenders'...through good and especially if the ride gets a little rough.Do select and utilize a qualified third party servicer to execute the terms and conditions of your lending agreement. 

Personally, I'd prefer the old-fashioned way of working with someone from the area that I can actually meet with in person but I have not seen anyone posting from the Garden State. 

It's not hard to do but it's like riding a bicycle I can tell you get on the bike and ride but you will fall the first few times.

I don't mean that in some sort of cliche fashion, but literally, how much is your time worth?

There are a fair number of corporate apartment complexes around here that operate in a similar fashion, which is just another reason I don't want to compete with them on MFH.

Personally, I'm only investing in very short investments (one year) and very long investments (more than 5 years) that are riding long-term macro trends that will last a decade or more.
