I'm not an insurance guy and so do not know all the details (maybe one can chime in), but I've seen insurance policies that purport to cover up to $10k or $20k (or w/e) in "surprise" special assessments.

Cash flowing $200 in an area that is continually on the rise since the new Hard Rock Casino Resort will be opening in a few months approx. 7 miles down the street.

They should roll into your personal return on your schedule E.

The area is steadily increasing with the new signing of the Hard Rock Hotel and Casino, and many new distribution centers coming to the area.
