Leaving a unit vacant in the winter yes it sucks you are likely to face difficulties with tenant selection but it can be done and will take more effort definitely.I say look on the bright side get that unit ready for a refresh and a rental increase!

That is the reason you are having much difficulty.

@Lane Kawaoka, @Laszlo Varga,  I have spoken to a real estate agent and looks like the market is in quite a bit of upswing.Finding deals that make financial sense might be a little difficult I guess.

If you don't have the keys and you want to move it and just be done with it you can break the steering wheel lock with a big screw driver and then disconnect the drive shaft so it will roll. you should be able to find instructions for this online and it isn't too difficult. I

@Christopher Fovel selling vs. holding depends on things like: the grade of the property and neighborhood, the ease (or difficulty) of managing the property, the potential for future appreciation and rent increases, the cashflow, the goals and position of the investor, the rate and terms of the debt on the property, etc., etc. 

We figured income from the other tenants would be enough of a buffer in case the mother had financial difficulties.

I agree that Southside is a good rental market because it's a highly desireable place to live for many people, but would argue that the market is incredibly competitive and slightly flooded right now making entry at profitable price points difficult.  I

Even in the poorest of neighborhoods, one would have difficulty finding homes for less than $30,000.
