Hi Polen, I agree with the other responders, house hacking is an ideal way to get into RE.

We have a lot more "under employed" than "Unemployed" in our country and these folks are stretched very thin. 

About the not seeing the property - I had a cross country applicant, so I did a showing via FaceTime and I “showed” the property - and still made him sign a sight unseen addendum.

I agree with you - you can't spend and spend and then not look for every place possible to try to raise revenue.

I was not aware that LVP can be more expensive than refinishing hardwood floors, so that can make it a tougher decision, but I tend to agree with most others on here that you should keep the floors and use either LVP or carpet when renting out.

I agree with most of the responses that for your portfolio you probably don't need to pay any crazy amount for a consultation, but you should talk to someone.
