People with net worths measured in the millions of dollars never blinked when my rate was a bit higher when I was a mortgage banker, they understood that the cashflow on a property that doesn't close b/c the mortgage got botched is precisely zero dollars and zero cents, IRR 0.000%, cap rate 0.000%, annual appreciation and equity gains 0.000%, and so on.

That is precisely the reason I said the redemption period is "typically" 6 months which I am sure you would agree with :) There are always exceptions and people like you who put the time in have benefited from learning the rules.

TERRIBLE if you ask me.Comparing that to a building I purchased in the year 2000, I would need to include:1) The Investment of $28,000 from Columns A&B2) The Projected Sales Proceeds when I sell today of $950,463 from Columns G&H3) The IRR Chart of the Building including the Appreciation, Renovations and Cash Flows from Columns M to P.My building has an IRR of 15.61% versus the DOW at 3.88%You can write down any kind of analysis you want, but I believe in putting numbers in an IRR spreadsheet and making the comparison.My Brooklyn, NYC investment FAR exceeded the returns on the DOW.
