I definitely recommend reading a few RE books when you have a chance (Rich Dad Poor Dad, Millionaire RE Investor and the BRRRR Book are a few good ones).

I don’t tend to take things to heart but I know that you say it can’t be done yet I have seen people with no money become rich beyond imagine with the right path and I was just seeing if maybe I could get the attention of someone willing to put a little faith in a hardworking business. 

I know the gurus push it as the latest, greatest get-rich-quick strategy. 

But this is where top agents need to spend money on some guru's  not the get rich guys.. 

Local banks, hard money lenders, rich relatives, etc.

Hundreds, if not thousands, of people come on this board every year looking to get rich quick, I would guess that 99% never do a single deal.

A wise investor will not try to get rich quick with shortcuts.
