This week would make one month of being an investor and I have sent roughly 1000 direct letters to leads.

What I have done in the past with a tenant like this is send her a registered / return receipt letter. 

Ex-owner moved property into Land Trust and then assigned beneficial interest to me.After doing a bunch of reading and talking to local veterans, the way I did the insurance is:  Beneficiary: MeAdditional Insured: Ex-OwnerMortgagee: LenderI've received a letter with the following language."

I sent the owner a letter and got a response from her quickly.  

I've had success this year sending letters to old expireds (2014 and before).  

I put that in because someone else on the block did the same so it was to keep inline with area.

I've paid special assessments for the roof (not covered by insurance because the former alcoholic that the former board hired threw a cinder block through it - voiding the warranty, etc).

I am going to go knock on door when I get home and send a letter.

I think the auction process like Williams & Williams, Auction.com etc has been a way for banks to try to get their properties the most exposure and on the open market instead of dumping blocks of them to investors for a large discount.
