I think municipalities would be very smart to do the same thing, since converting multifamily units to AirBnB rentals reduces affordable housing inventory and drives up prices.

If it's something that might interest you, then maybe give it a listen.I had considered looking into Albany when I'm ready to buy again since it seems to be more affordable than where I live. 

It's a skillset that I don't have and won't buy a property that can't afford to pay them.

Prices are affordable and lots of investors from your area invest in mine.

Like @Gregory Hiban pointed out, listening to Dave Ramsey or possibly even going to his Financial Peace training may help in this area because it's the exact type of thing he talks about.Second, the car situation is a problem because you own two cars that you can't afford and it's going to be hard to get out of them (and one that you probably can't get out of at this point). 

This plus appropriate insurance affords me the asset protection I believe I need.

Lastly, look into cheaper markets, if you can’t afford anything in Long Island look elsewhere.Best of luck,Michael-

I tell him I'm unhappy with that and he offers to tear it out and redo but at this point, were 12 weeks in and can't afford to wait however much longer it would take to do that.
