Husbands huff and puff but at the end of the day its the wife that will make the final decision to pull the trigger and that decisions is based on female things IE how the house looks  whats in the kitchen the bathrooms the master etc.

The first thing I do when I receive an incomplete application, including an application only filled out by one of the adult parties that plans to live there, is contact the applicant to explain that the application is incomplete as received.

As somebody who has been fortunate enough to have a couple of really good mentors over the past ~15 years of my adult life, I can say without a doubt that there is almost nothing more valuable.With that being said, you can't really "force" finding a mentor.
