I'm looking to get into wholesaling but I am confused on a few thingsThe first thing is how do i estimate repair costs when inspecting a home?

Asking price: $249K, current rents $2100, taxes $220/month, insurance $115/month, estimating cap ex and repairs at 5% each and 8% vacancy just as plug figures.  

The rough number he estimates is:* Construction cost: $350k - $400k* Total sq ft: 5000* Monthly Rent: $8k/monthWhat do you think about these numbers or this idea?

You will also need to be able to estimate repairs.I feel like a decent equation to use is:Max Offer = (70%* of ARV) - (Repairs Needed) - (Wholesale Profit)*About 6 years ago you would have needed to use 65 or even 60% because profits were that big.

I read through the forum and took a lot of the advice given to others when I did my estimations.

An estimate for repairs is in the $15-30k range.

Did you include Holding Costs in your Rehab estimate?  

To make this simple for my cash flow I have considered the mortgage, insurance, and taxes for my expenses and have taken the estimated rent for the area for my expected rent and at best I could profit about $50 / Month.

I estimate that my income should be around $130k by 2024.
