What is the purpose of using a title company?

Hey guys. I'm looking to get into wholesaling but I am confused on a few things

The first thing is how do i estimate repair costs when inspecting a home? I watched a YT video and he explained it using ABCD-Y classification. Each class had an associated price range for repairs. For example, Class A properties need little to no work and can be rehabbed for about $1-3/sq ft or $1500-3000. Is this the mot accurate system when making estimates?

Also, I was under the impression that I would not ever be possessing the property, only assigning it to someone else. If I am using my contract to issue ownership to my buyer what do i personally need too use a title company for?
