I have a few questions/thoughts, which I think may be best directed to our specific region.1) To LLC or not to LLC, that is the question:I've obviously read the 1,000 threads on this topic already.  

I am looking to connect with people that have been able to invest successfully in this region and market and learn as much as i can from them.

Hi,I will be starting a new job in January and will be moving to the Woodland Hills area from Toronto, Canada.

Agree that $100/door is a target often used, but think this is pretty regional.  

I don't know if $86k is considered a large or small mortgage in your region -- if $86k isn't considered large for a mortgage, it might not be worth the hassle. 

I would be more concerned about the equilibrium price for rent decreasing in specific regions.

Additionally, within each respective state the city portion has different regions with differing costs and opportunities.

Or perhaps diversify by investing in multiple buildings in different regions as a passive investor via the crowdfunding sites.
