I am mainly familiar with the deal structures in which I am a passive investor and that only covers a small percentage of the possible structures.#2 - You pay $50k as the sponsor, you raise $950k from private investors and you finance $4 million with the bank...$5 million total purchase price. 

My previous endeavors have been buying smalls (store closing inventory, etc.) and reselling for profit.

I was thinking either something smaller like a strip mall of retail or maybe a small mixed use. 

Have you decided or done research into what kind of real estate portfolio you'd like to build; SFH, small multis, commercial/mixed use or apartments? 

A small loan for the downpayment and the sba loan for the rest. if I need to put 10-25% down maybe a 4 family would be better for the numbers to make sense.

I just started in the Commerical world with a small apartment building and a retail building  I'm hoping to connect with multi unit professionals who would be happy to share their experiences  I live in the Denver metro area  

He's a one man show who's been too busy doing deals to organize his business.My wife was a realtor for a bit, spent some time running a small real estate office.

Bedrooms aren't horribly small - both units are split level units, so it looks bigger :)
