I dont have enough money to purchase a home to start my buy an hold venture so i guess wholeselling would be the best way to start and build capital. in the mean time ill continue to educate myswlf on all the creative routes of real estate. again thank you for sharing God is good.

To compete in this horrible market, I know Ill need to add a third bedroom, another bathroom, redo all the plumbing (it was built in '57) and electrical, and since its zoned for horses, do something with that.

I make over 100k at my W2 job so I will use about 40k of my HELOC as a down payment (I was given a 70k HELOC) and then ill just pay it off as soon as possible. seems like a really good strategy!
