I'm also a sucker for rural small towns (I moved from the NE kingdom in Vermont to the "big city" of concord) and the idea of a little mortgage swept me away :) What I meant with the duplex was, I guess we worried about either finding bad tenants or no tenants at all and being stuck with an expensive mortgage or having something disastrous happen while we were living there and not being able to afford it.

I'm from LI and almost did deals up there and thank god I didn't. 

This is my first year as flipper, and God willing I will complete two deals this year.

I loved investing in Stone Mnt area .. unfortunately I never moved there like i planed and found the distance flipping to much without a boots on the ground person I could trust .. good luck I wish you all the very best ..God Speed, Michael Short

At this point I would praise God that you got the key back and were able to rent it as soon as you did, realize you will likely never see a dime, and turn the entire packet over to a collections agency.

It's all about finding good quality and a decent price (thank God for sales ;) )
