I was looking into investing in a 4-plex using an FHA but commercial real estate, larger apartment buildings, and mobile home parks all seem like they might be more profitable investments.

Everything can be click signed up until the final closing, then use a mobile Notary in your hometown.

I am getting around $1000/ month on  the 2  and 3 bedroom houses and mobile homes.

Nothing is more mobile than money.

Can an FHA loan be used to purchase a small mobile home park that includes a single family home on site and up to 10 park owned mobile homes (personal property) where the owner/operator/manager would live on site in the residential home thus meeting FHA residency requirements?

@David Denzy - There are a good number of HMLs and Bridge lenders out there who lend on Mobile Home Parks.

Hey, been in contact with a seller that has 7 total mobile home lots, all have own utilities, 5 lots have old mobile homes on the lot, one was bought and 4 others empty.  

Long story short, I’m thinking of a couple ideas. 1- Sub dividing (if capable) into three lots, and putting in two Mobile homes (cheaper then building another duplex). 2- Making a self service storage facilityWhat are your thoughts, tips, and reactions?

Does ANYONE have any ideas on how I can mobilize on this?

I am currently in the process of selling single wide mobile homes that are twice moved.
