That being said, there are not institutional lenders going to 90% 2nds on investment properties but you can then shop private lending sources or secure seller financing.

They don't talk about how excited they are about the latest thing they learn about brain surgery to their wives/husbands or relatives or friends who are not brain surgeons.So why talk "real estate shop" to people who are not into real estate investing?

I prefer using a mortgage broker vs. a bank because the broker is able to shop multiple lenders and tends to get you a better rate/loan terms. 

The park is in a unique location in town on the busiest street across the street from a main city park, shopping, Walmart, etc while the competition is a drive away.

From what I can read in my pre-coffee stupor, you're returns are better with real estate.
