The realtors seem to talking more about per door price in this area...they appear to be ignoring the cap rates and cashflow and really anything other than per door price.  

Is this deal worth it?

Now, I have seen some lenders get really annoying about this and require a spouse to be on the loan...so IF YOU CAN find a lender that will allow just you, then that's the route we want to go.Hope that makes sense.

I believe this capital will I appreciate your guidance in helping me focus on my first acquisition.

If this isn't really something you're open to doing then I'd probably focus on a turnkey single family property that will get good appreciation over the next 10-30 years. 

@Nichole Kinard there really aren't any mandatory requirements for campsites, although it seems like having some basics helps to drive traffic.

The closing attorney or Title company may be the determiner for an answer and usually at this point in the process as an agent I'd defer to them.As an investor, I think I'd want all this squared away before closing so maybe check with the attorney/closing company.
