Had a ring left once and tried for a couple months getting a hold of owners as they should have that back.

The minute my wife placed the property on Facebook Marketplace and Craigslist, our phone couldn't stop ringing.

If this were me and the location were great I would tie the property up, do a demographic study and prepare a short marketing book including traffic counts, household income in 1-3-5 mile rings, aerial shots showing other retailers in the area,ect.

We are actively in the market and looking for 2-4 units and hopeful to close in Albany before our wedding in August!

But I said what was on my mind.If it had a pulse and no ring I would hit on it.Guess what, I got what I wanted more often than I ever did when I was trying to get it.

There was some damage on that unit I knew about and don't expect that to be fixed, but I'm also paying for my upcoming wedding and dropping a couple grand to make a unit rentable when I offered above list because the unit was in 95% turnkey condition.
