New investor attempting to use wholesaling tactics to find my first property to BRRRR for myself and I stumbled upon a probabte lead after cold calling an equity list.

I then had a severe drop in water pressure.

I havent started to cold call but i know that's something I will have to start doing right away. 

I was budgeting for 300/ month for water/sewer which I thought was reasonable until I called the water department.

The hard money costs, property taxes, electric/gas, and water bills really add up and need to be taken into consideration when evaluating any potential flip deal.

My property is old, built in 1957, but so far the only issue that it had was the water heater that was replaced by the HW company.Any thoughts?

It serves two purposes, it allows for a water proof cover for the joint & gives you a better caulked finish for the shower door frame.I also always add a 2x4 behind the joint to ensure a good solid screw anchor for the shower door framing.Tough to see but it blends in nicely & the PVC wraps around the corner on this one.

We pay water at 50.00 a month.
