To me, I have considered laundrymats, coin car washes, and self storage units as ideas that might not take up a lot of time. 

We've used a vinegar wash, followed by TSP, followed by an oil based odor blocking primer such as Kilz or Zinsser with success.

:/The dryers and washing machines in some of the buildings didn't work.The apartments have been on the market for 8 months or so now, which has been concerning to me as it would seem to indicate nobody else in-town is that interested.The realtor stated that the seller wants to see any and every offer though, but at the same time, hasn't reduced his asking price.I've only spoken with one tenant, asking him about how it was to live there and he told me to move anywhere else, showed me the maintenance issues he had in his own place, and said that if I wanted my kids to learn about "real life", then this was the place.My wife hasn't been excited about this property from the get-go (an understatement), but I've been pursuing it for the education of the experience.  

On my last rehab I found a box that had a single "lever" which would shut off both hot and cold water to the washing machine, that's my favorite style.

So consider pony-ing up the extra 15 points and wash your hands of the entire thing. 

We wash woodwork and trim down. 

First pressure wash with a detergent to get rid of all dirt, peeling/flaking, and chalkiness, then use a high quality paint.

5 bedrooms and only one place to wash the stank off is less than ideal.

Was he slurring his words?

My guess would be too, that when this issue is not addressed by state law, how it washes out may lean toward lenders in conservative business minded states and toward borrowers in more consumer minded liberal states, that's a guess.
