Despite today's pricing, some of the best performing real estate over the last 20 years is in your backyard.  

These were my second and third properties that I bought on the same day different state as my first property.

It doesn't matter how great a deal is, investors invest in people, not deals...which means they want to see past performance, experience, history in the business, all of that stuff. 

There can be specific circumstances that influence the entities used to perform transfers like this, so it would be important to find an attorney who know how to set it up right.

The third pillar is somewhat similar - you want to separate your operations from your assets.

Financial punishment is a powerful tool I use this for a second late and very rarely ever have a third.
