When I had insurance through the w2 employer they paid for a good portion and I paid my monthly premium but when I went to the doctors office I paid what I knew was the minimum allowed by the insurance (ie $25 non-specialist or $40 for specialist) for the office visit AND the insurance still paid for the services.Good luck to you in finding your way....I'm still trying to figure this out.....

Looks like the owners main objective was to sell the house but put the house for rent to minimized holding costs and therefore put that clause in the lease to screw anyone over who signed the lease.
