@Alvaro Diego SequeiraLLC doesn't give you anonymity typically.They can easily lookup who owns an LLC.People who loses a property this way have have multiple opportunities to save or redeem their property.

THe prospective tenant provides their driver's license and other info and you can give them a code (if you have a smart lock w/ Wifi) that they can use and you can change afterwards.

Also since the first purchase would be FHA (3.5%), I would still have money saved for the down payment on the next, probably in the range of around 50k, also could get a partner for the second, though since this will be my first two purchases, I'm leary about adding a partner already into the mix.

If purchase price doesn't make sense in San Diego, rent there and save the money to invest in a market you know and works out on paper.

The cool thing is that you decide what to do with that "house-hack money" you get from renting out the spare bedrooms....you can put it into the principal, save it, or invest it somewhere else.To every young person and/or newbie  purchasing property, I ALWAYS recommend to house-hack because this will greatly increase your chances of scaling and buying additional properties.
