You must have firm bids with reputable general contractors/home builders, unless you have fairly extensive construction experience.And of course, depending on the market when you are ready to pull the trigger, you may have to presell the second unit. 

By the bigger brokerage, Oxford Realty, I have been recommended brokerages like Keller Williams, Compass and Remax, which all have several reviews with questionable reputation, as I have seen on Glassdoor & Yelp, so I am doing this with extreme caution.

Not closing on deals gets your reputation killed!

I started out using hard money then after doing 5 deals I had a track record to attract reputable private money lenders. 

On the relative scale of turnover costs it's a pretty nominal cost for me, and a landlord's reputation of treating renters respectfully is even more important in a small community than in an urban area. 

@Don Spafford I'd speak to a reputable lender or a few of them and get a sense of what is market terms.
