The units were all recently remodeled as of a few years ago, so I'd call the building as a whole B-.

Seller purchased a remodeled 2-1 700 sq ft house in hilltop Tacoma last year for $175K and now just wants $300K because if she finished the landscaping it would be worth $320K.

This is an almost turn key property that was built in the late 80's and has been remodelled along the way.

I had a contractor suggest to me to take a small home (765 sq/ft) that is in need of complete rehab and replace it with a modular home.  I've never heard of anyone doing this, but I also don't have too much experience...

If the unit has been inspected, but not deleaded, you also cannot do any construction or remodeling in the unit, they consider that unauthorized deleading and it will prevent you from ever getting a lead cert.
