@Kenneth P Ford they are a national franchise with great marketing.They also have some national support for their individual franchises, but it all depends on the local team.Recommend exploring as many sources as possible to get referrals AND cross-reference them to get as much accurate information as possible.Check out NARPM.com, BP’s Property Manager Finder (BiggerPockets: The Real Estate Investing Social Network), etc.Also, encourage you to learn from the mistakes of others - by reading posts here on BiggerPockets about owners not having their expectations met by their current Property Management Company.

There may not be a lot of equity in it in just 2-4 years as real estate isn't increasing in value as fast as in the past.If you want to build a rental portfolio, your unrentable condo isn't going to help.Buying a new primary, that you can eventually rent out, would be better for building your portfolio.A challenge will be finding a new, TEMPORARY home, for your family that will be a good rental when you move from the area.

I've been looking at foreclosure auctions. 1) If I wanted to use my HELOC to bid on a property and with my LLC in mind, I'm leaning to having to fund my LLC using the HELOC, with my bid price in mind (plus other costs) and then bidding on a property and if successful, write a check from my business account.
